This is a mixed use type development comprising of a new build commercial / retail / office block and a residential development within an existing adjacent building. The new build is a 5 storey building consisting of a 2 storey basement carpark, lower and ground retail floors, and overhead office and penthouse apartments. The residential development consists of the refurbishment of an existing building including the retention of the front protected façade.

The construction of this project on a restricted city centre site was particularly challenging. The works required the excavation of a double basement through solid sand stone rock bounded by a busy public road on one side and a shear rock face on the other. The site was adjacent to a live radio studio which continued broad casting throughout the works. Horganlynch developed a specific design and specified a detailed construction methodology to mitigate the risks and restrictions which facilitated the successful delivery of the constructed project.

Horganlynch acted as Civil & Structural Engineers for this development which was designed by Scott Tallon Walker Architects.

Horganlynch designed for sustainability in mind with the restoration, refurbishment and re-use of the original school building of Music as well as employing sustainable urban drainage system design on the project.
